A real estate appraiser is hired by the mortgage company to
determine the fair market value of a home you are buying.
Home appraisers traditionally work for the buyer's lender
but the buyer is usually the one paying for a home
appraisal. The property you many want to buy must be worth
the purchase price you and the seller agreed upon. In order
to determine this, a mortgage company will hire a
professional real estate appraiser who has a proper real
estate appraisal license to establish the market value of
the property you want to buy. Like there are three types of
loans, there are also three types of appraisals (VA, FHA,
and conventional). A real estate appraiser might know about
each of these.
An appraiser in any of the US states must attend certain
classes, pass a state test, and get licensed by the state in
order to practice. Even after all this testing and
licensing, an appraiser must also attend more classes to get
certified for to become an appraiser for VA loans, as well
as FHA, and so on. To do this, an appraiser must take
courses from accredited and state-approved schools, like the
ones below.
